Listing Side:
· Upon acceptance, open escrow providing all pertinent information to escrow
· Establish timelines
· Prepare disclosure documents for seller completion
· Facilitate seller completion and signing of disclosures
· Provided disclosures to selling agent in a timely manner
· Monitor timeline and advise upcoming due dates for Contingencies
· Monitor escrow with regard to their paperwork being sent out and completed / city report, PSL reports / HOA docs / Home Warranty
· Upon receipt of reports obtain buyer signatures on same
· Upload to company dashboards to maintain broker file and ensure agent is paid at closing
· Review documents as they come in for completeness (i.e. disclosures, prelims, contracts, addendums).
· Prepare Addendums as necessary
· Ensure that all needed forms are completed and uploaded
· Prepare Broker forms as necessary – Sales reports, Addendums, file for scan, etc.
· Liaison with clients, agents, vendors and brokers
· Assist Agents with document production, tracking, signatures and meeting deadlines
· Use Docusign to obtain signatures when needed
· Coordinate with escrow near closing to be sure they have everything needed to close
Selling Side:
· Assist with signatures and submission of offers / counter offers
· Establish timelines
· Assist with review of disclosures and obtaining any necessary corrections and signatures
· Add any additional disclosures not provided by listing agent to meet our broker requirements
· Assist agent in maintaining deadlines and remaining in contract during the transaction
· Ensure all needed reports are competed and received
· Assist with RR/RRRR

I get paid at closing, preferably through escrow.
If a transaction doesn't close, I don't get paid either. There is no cancellation fee.
Additional Services are billed monthly - payable by check or credit card through Square.
If paid by credit card there is an additional $5.00 fee.
